Monthly Maintenance Plan - $225/Month Subscription

Your monthly maintenance plan includes one 2-hour visit each month addressing the following monthly service items:

January

  • Visual inspection of roof coverings addressing minor issues like exposed nail heads, loose shingle tabs, etc.
  • Inspect/clear obstructed attic vents
  • Remove bird nests, spiderwebs, wasp nests, etc.
  • Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows) 
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

February

  • Visual inspection of attic, ventilation, insulation, and ductwork
  • Wind-Damage Mitigation Inspection and completed report
  • Clean bath fans/vents
  • Clean dryer vent ductwork
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

March

  • Visual inspection of plumbing system addressing minor issues like slow drains, showerhead leaks, etc.
  • Test all drains. Clean out drain lines and adjust stoppers as needed
  • Deep clean toilet tanks, jets, and drain traps
  • Inspect and tighten laundry hoses
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

April

  • Visual inspection of site conditions, grading, drainage, walkways and driveways
  • Minor crack repair of walkways and driveways
  • Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows)
  • Clean, test, and replace batteries in smoke and carbon monoxide detectors
  • Replace HVAC air filter
  • Clean HVAC condensate lines

May

  • Visual inspection of cooling system addressing minor issues like obstructions, deteriorated suction line insulation, etc.
  • Clean kitchen exhaust hood vent/filters
  • Clean refrigerator coils, vents, door seals and replace water filter
  • Deep clean garbage disposal and dishwasher
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

June

  • Visual inspection of foundations, structural components, crawlspaces, decks and patios
  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

 

July

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, accessible wasp nests, etc.
  • Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows) 
  • Adjust/lubricate problem doors, hinges and/or locks 
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

August

  • Visual inspection of home interior addressing minor issues like caulk repairs, vent obstructions, adjust/lubricate problem doors, hinges, and locks/latches
  • Test garage safety shut-off
  • Clean bath fans/vents
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

September

  • Annual Home Maintenance Inspection and completed report with pictures and recommendations for repair/replacement of deficiencies/safety issues
  • Four-Point Inspection and completed report
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Replace HVAC air filter
  • Clean HVAC condensate lines

October

  • Visual inspection of electrical systems addressing minor issues like openings in electrical panels, exposed wire splices, missing outlet covers, etc.
  • Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows) 
  • Clean light fixtures and replace bulbs
  • Clean, test, and replace batteries in smoke and carbon monoxide detectors
  • Replace HVAC air filter
  • Clean HVAC condensate lines

November

  • Visual inspection of heating systems, coils, flues, and vents addressing minor issues like dust accumulation, poor air sealing, etc.
  • Replace HVAC air filter
  • Clean HVAC condensate lines
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Clean kitchen exhaust hood vent/filters
  • Clean refrigerator coils, vents, door seals and replace water filter
  • Deep clean garbage disposal and dishwasher

December

  • Visual inspection of fireplaces, chimneys, flues, dampers, and clean-outs
  • Clean fireplace glass as needed
  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)
  • Test smoke and carbon monoxide detectors by pressing the test buttons
  • Test/replace garage door keypad batteries
  • Replace HVAC air filter
  • Clean HVAC condensate lines
