Seasonal Maintenance Plan - $450/Quarter (every 3 months)

Your seasonal maintenance plan includes one 4-hour visit each quarter (every 3 months) addressing the following seasonal service items:

Visual inspection of foundations, crawlspaces, plumbing systems, and cooling systems
Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows)
Test/replace smoke and carbon monoxide detector batteries
Clean kitchen exhaust hood vent/filters
Clean refrigerator coils, vents, door seals and replace water filter
Deep clean garbage disposal
Replace HVAC air filter
Clean HVAC condensate drain lines
Clean fireplace glass as needed
Clean dryer ductwork

Visual inspection of exterior and interior
Assess minor issues like caulk repairs, vent obstructions, adjust/lubricate problem doors, hinges, locks
Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows)
Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)
Test/replace smoke and carbon monoxide detector batteries
Replace HVAC air filter
Clean HVAC condensate lines
Clean bath fans/vents

Visual inspection of fireplaces, electrical systems, and heating systems
Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows)
Test/replace smoke and carbon monoxide detector batteries
Replace HVAC air filter
Clean HVAC condensate drain lines
Clean kitchen exhaust hood/filter
Clean refrigerator coils, vents, seals, and replace water filter
Deep clean garbage disposal
Clean light fixtures/replace bulbs
Test garage door safety features
Test GFCI's

Visual inspection of roof, chimney, attic, ventilation, and insulation
Clean exterior windows (up to 30 windows; more time/additional fee may be required to clean additional windows)
Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)
Test/replace smoke and carbon monoxide detector batteries
Replace HVAC air filter
Clean HVAC condensate drain lines
Clean bath fans/vents
Re-seal exposed roofing nails/loose shingle tabs
